How Tap Type Decides the Repair
Washer taps and mixer taps stop water in two different ways. The older two-handle type presses a rubber washer onto a valve seat, while a single-lever mixer turns a ceramic disc cartridge inside the body.
That difference sets the whole repair. A washer tap has hot and cold handles that wind around several turns, and its washer wears against the seat every time you close it. The jumper valve is the small carrier at the bottom of the spindle that takes the washer down onto the seat.
A mixer usually moves just a quarter turn, and when its cartridge wears there is no washer to swap. The unit is replaced as a whole, matched to the tap's make and model, because the fittings vary between brands.

Tap Leaks at the Spout, Handle and Base
A drip that keeps running after the tap is fully closed means the part that shuts off the flow has worn out, and the location of the water tells you which part. Three spots cover almost every leak we see.
The spout
a drip here points to the washer and seat on a two-handle tap, or to the cartridge where a mixer is fitted. Our dripping tap guide goes deeper on causes.
The handle
water appearing around the handle while the tap runs usually means the O-ring or spindle seal above the shutoff point has perished.
The base
a wet patch where the tap meets the bench, or moisture in the cupboard below, points to perished O-rings, a connection that has worked loose, or a body cracked through.
Each of those is a different job with different parts, which is why we diagnose before quoting rather than guessing over the phone. If the leak sits near a toilet instead, our toilet repairs page covers that side of the bathroom.

What Decides Repair or Replace
Four things drive the cost of fixing a tap: the type, the failed part, the state of the seat and body, and how the water gets shut off. You get the figure in a fixed quote after we have seen the job, never a guess before it.
Tap type
a washer and seat regrind is a different job from a cartridge swap.
The part
washers, O-rings, spindles and cartridges all differ in price.
Seat and body condition
a seat worn rough chews through new washers, and a corroded body cannot be saved.
Isolation
whether each tap has its own shutoff changes how much of the house we need to turn off.
How many taps
doing the whole bathroom in one visit spreads the work.
A drip that still runs once new parts are in, or a body cracked or heavily corroded, points to a new tap rather than another repair. Our tap replacement page covers choosing and fitting one.

Tap Washers, Cartridges and the Licence Line
The QBCC draws the line on tap work, and it draws it tightly. Only one tap task is classed as unregulated: replacing the jumper valve or its washer, which anyone who has the knowledge and skill the QBCC describes may do, provided the finished work meets the standards.
Everything past that is trade work. Repairing or replacing a tap fitting counts as minor work, done by a QBCC licensee with council approval not required and no Form 4 afterwards. Putting an entirely new tap on is licensed work as well, and the QBCC uses exactly that job as its example of work outside the homeowner list.
Rentals follow a separate rulebook. A tap repair the Act does not list as an emergency counts as routine, so the tenant reports it and the owner or manager arranges the fix within a reasonable time. If the tenant lodges a Form 11 over the delay, the manager gets a minimum of seven days to remedy the breach.

Tap Work Across the Suburb's Eras
Strathpine grew fast from the 1960s, when developers marketed the new estates as Little Aspley, and the housing still shows it. The 1960s and 1970s builds went up with washer taps on the basins and tubs, and plenty of those originals, or their first replacements, are still turning today.
The retrofits tell the other half of the story. Kitchens and bathrooms updated over the decades gained mixers, so one house can carry both tap types, each with its own failure pattern and its own parts.
The townhouses and units clustered near the railway station carry the same mix in tighter plumbing. Shared walls there often mean the water has to be shut off further back, at a point serving several homes at once.
We handle both kinds of job in the one visit, which suits the spread of eras across the suburb.

Tap Repair Questions We Get
Call (07) 3524 7163Why does my mixer tap feel stiff to turn?
Wear or grit in the cartridge or spindle is the usual reason a lever gets hard to move. The fix is a whole new cartridge, matched to your tap, because every make sizes its fittings differently.
Can I change a tap washer myself in Strathpine?
Yes, but only that one task. Queensland's regulator classes replacing the jumper valve or its washer as unregulated, so a capable person may do it, though the result still has to comply. Fitting an entirely new tap needs a licence.
Is replacing a ceramic cartridge a licensed job in Strathpine?
Yes, because cartridges are not on the regulator's short do-it-yourself list. Repairing a tap fitting is minor work for a QBCC licensee, and it needs neither a council permit nor a Form 4.
Does a tap repair need a permit or a Form 4?
No. Minor work like this needs no permit and no Form 4, and unregulated tasks such as swapping the washer need no approval or report at all.
Is it worth repairing an old tap in Strathpine?
Yes, while the body remains sound and only its washer, O-ring or cartridge has worn out. A cracked or badly corroded body, a ruined seat, or a drip that persists after new parts means a replacement tap instead.
